How do I select an investment property?
We will help you define your goals for real estate investing, including your needs for income, appreciation, and tax benefits, as well as your willingness and ability to manage the property yourself or, alternatively, to hire a property manager.

What tax benefits or estate planning strategies are available?
Depending on your unique circumstances, a broad array of tax advantages may be available to you, including depreciation, personal residence tax exemptions, tax deferred exchanges (called 1031 exchanges), and certain write-offs. It may be possible for you to reposition your assets to better suit a change in your financial circumstances, or even to create new estate plans for your heirs, without any immediate tax liability. What is a “cap rate”?
A property’s capitalization rate is a calculation of the relationship between the property’s price and the rate of return it generates, given its income less certain expenses. Cap rates vary widely across various property types, geographic locations, and under different interest rate and business environments. We’d be happy to share with you the kind of cap rates available in today’s markets.
