Inspection Checklist For Move-Out
Want to get ahead?...................want to see our move-out criteria? Here it is - - this is what we expect when we do your move-out inspection! Some of these items may be stressful during your move-out but are strictly required (without exception). You may wish to use a cleaning service understanding that you are still responsible for the below items. Insure you make them aware of our requirements for the inspection. You must provide the office with a forwarding address (you actually want your deposit check back right?)
Deposit refunds are submitted within 30-45 days.
Keys must be turned in by the expiration date of the lease or you may be charged for new locks or other maintenance.
Turn in all garage door openers and mailbox keys (unless issued by the Post Office which should be returned to the USPS)
Have all furnishings and private property not on the lease been removed?
You may be present during the move-out inspection, but only after the keys are turned in!
Keep in mind that the move-out inspector is just that - an inspector. He/She will not have knowledge of your deposit refund.
Utilities must be ON during the inspection. (Once the inspection is complete you may turn off the utilities)
Tenants are not permitted back on the property without permission after the keys have been surrendered unless approved by us.
Please remove all nails, but do not paint. Painting a mismatched color may result in your deposit not being returned in whole or part.
Carpets should be vacuumed and if necessary cleaned by a professional (not a rental unit) prior to inspection. Damaged carpet may result in your deposit not being returned in whole or part.
Sweep and Mop all tile/wood/linoleum/tile floors. Failure to do so may result in your deposit not being returned in whole or part.
Clean Heat and A/C Units to include replacing with a fresh filter. Failure to do so may result in your deposit not being returned in whole or part.
Walls, baseboards, and ceiling must be cleaned and free of dirt, cobwebs, lint, and spot clean walls as necessary. Failure to do so may result in your deposit not being returned in whole or part. Failure to do so may result in your deposit not being returned in whole or part.
Clean fireplace safely to include the mantle and hearth. Failure to do so may result in your deposit not being returned in whole or part.
Clean all wall switches and switch covers. Failure to do so may result in your deposit not being returned in whole or part.
Clean all windows inside and out including sills, framing, mini-blinds, vertical slats. Be careful not to damage blinds. Failure to do so may result in your deposit not being returned in whole or part.
Clean mirrors, interior glass, sliding doors and tracks. Failure to do so may result in your deposit not being returned in whole or part.
Clean ceiling fans (top side and bottom side) and lighting thoroughly. Replace broken globes. Failure to do so may result in your deposit not being returned in whole or part.
Replace all burned out light bulbs. Failure to do so may result in your deposit not being returned in whole or part.
Inspect smoke alarms and insure they are operational including replacement of batteries. Failure to do so may result in your deposit not being returned in whole or part.
Clean all interior and exterior storage spaces and rooms to include removal of debris, cobwebs, dust, etc. Failure to do so may result in your deposit not being returned in whole or part.
Clean oven, stove, refrigerator, and other appliances (including garbage disposal) thoroughly including under drip pans, drawers, racks, compartments, and exterior. Failure to do so may result in your deposit not being returned in whole or part.
Clean dishwasher by running an empty load with normal detergent load for a regular wash cycle. Failure to do so may result in your deposit not being returned in whole or part.
Clean all kitchen cabinets and drawers, inside and out to include wipeouts both interior and exterior. Failure to do so may result in your deposit not being returned in whole or part.
Clean bathroom thoroughly to include toilets, showers, bathtubs, mirrors, light fixtures, tile, grout, countertops, medicine cabinet and under sink cabinets. Failure to do so may result in your deposit not being returned in whole or part.
Insure lawn is neatly mowed and trimmed. Failure to do so may result in your deposit not being returned in whole or part.
Clean yard to include pet droppings. Failure to do so may result in your deposit not being returned in whole or part.
All trash and debris must be removed from the premises including curbside. Excess trash that exceeds normal pickup must be handled by you for removal. Failure to do so may result in your deposit not being returned in whole or part.
Replace damaged screens and/or windows. Failure to do so may result in your deposit not being returned in whole or part.
Walkways, driveways and patios need to be cleaned and free of debris, dirt, oil stains, etc. Failure to do so may result in your deposit not being returned in whole or part.
Repair any pet damage and insure house is treated for fleas/ticks. Failure to do so may result in your deposit not being returned in whole or part.
Clean outside lighting and insure that burned out light bulbs are replaced. Failure to do so may result in your deposit not being returned in whole or part.
Any damage outside "normal wear and tear" may result in your deposit not being returned in whole or part. Insure you fix or repair anything that may fall into this category.
